Our process

How this job runs, step by step

01

Pre-bid walk

We tour the property with your project manager or engineer, review as-built drawings, photograph adjacent structures, and identify hazmat scope.

02

Detailed bid

Line-item GMP proposal: structural demo, hazmat abatement, salvage credits, hauling, permits, traffic control. Compliant with AIA / CSI specs.

03

Mobilization

Site fencing, MOT setup, dust monitoring, utility verification with 811 locates, and SWPPP installation before equipment rolls in.

04

Controlled demolition

Top-down mechanical demolition with high-reach excavators for structures up to 80 ft. Continuous water suppression, real-time air monitoring on hazmat scopes.

Pricing

What it actually costs

Commercial demolition in DFW typically runs $6–$12 per square foot for single-story slab construction and $10–$20 per square foot for multi-story steel or concrete buildings. Final price depends on hazmat scope, salvage value (we credit you for high-value scrap), site access and how much site work is in the scope. We bid public, private and GC contracts.

FAQ

Questions we hear all the time

Can you demolish a building while tenants occupy adjacent suites?

Yes — this is one of our specialties. We engineer a sequencing plan with the property manager, install acoustic and dust barriers, work nights or weekends when needed, and monitor vibration in real time so retail and office neighbors stay open through the project.

Do you handle asbestos and lead abatement in-house?

We partner with TDLR-licensed abatement firms we've worked with for over a decade. Hazmat abatement is bid as a separate line item in our proposal, fully coordinated under our project schedule, so you have one point of contact for the whole demolition.

What kind of insurance do you carry for commercial work?

$2M general liability per occurrence, $5M umbrella, workers' compensation on every crew member, and pollution liability for hazmat-impacted sites. We add your entity and lender as additional insureds at no charge and provide certificates within 24 hours of contract execution.

Will you salvage and credit reusable materials?

Absolutely. Structural steel, copper wiring, HVAC equipment, transformers and architectural fixtures often have significant scrap or resale value. We document salvage credits in our proposal — most projects see 5–15% of demo cost offset by recovered material.

Can you crush concrete on-site for reuse?

For projects with 500+ cubic yards of concrete and adequate staging, yes. On-site crushing eliminates haul-off costs and produces 1-1/2" road base you (or the next contractor) can use as fill or under future paving.
